S2 Development plans 22-story luxury tower in coastal Miami-Dade

S2 Development has proposed a 22-story luxury residential tower in North Bay Village.

The village’s Planning & Zoning Board will consider site plan approval for Marina View on Nov. 15. S2 NBV LLC, an affiliate of Aventura-based S2 Development, acquired the1.04-acre site at 7913 to 7915 West Drive for $5.5 million in 2022. It’s along the water next to the island’s marina.

Under the proposal, the 328,277-square-foot building would feature 94 residential units, ranging from 1,720 square feet to 3,007 square feet. There would be 60 two-bedroom units and 34 three-bedroom units. While the proposal doesn’t disclose whether these would be condos or rentals, most multifamily buildings with larger units are targeting wealthy families moving to coastal Miami-Dade County from other states.

S2 Development is seeking a parking waiver from the city to provide 177 spaces, instead of 245 spaces.

Amenities in Marina View would include two pickleball courts on the ground level and a fifth floor deck with a pool, lounge, gym, kid’s playroom, business center and party room. The residential units would start on the sixth floor.

S2 Development President Marc D. Schmulian couldn’t be reached for comment. He’s represented by Miami-based attorney Graham Penn. Charles H. Benson & Associates Architects in Miami Beach designed the project.

S2 Development has been involved in numerous luxury residential projects in recent years, including the completion of the Muse condo in Sunny Isles Beach and the ongoing construction of the Waldorf Astoria Hotel & Residences Miami – slated to be the tallest building in Florida.
