Development

From conception to turnover, S2 Development guides projects through all phases — land acquisition, permitting, construction, sales and marketing, closing coordination, and association turnover. Our principals have overseen landmark South Florida developments including Ocean Pointe (the region's first condo-hotel), Uptown Marina Lofts (South Florida's first upscale loft community), and Artech Residences — a $210-million architectural masterpiece by Carlos Ott.

Investment

S2 manages companies holding ownership in over two million square feet of investment property — a deeply diversified portfolio spanning a fifty-room oceanfront hotel in Palm Beach Shores, over 100,000 sq ft of Aventura warehouse space, a commercial office building in downtown Miami, one million-plus sq ft of multi-family housing across South Florida and Georgia, and 90 pristine oceanfront acres in Puerto Plata, Dominican Republic.

Deal Structure

S2 has participated in many large-scale transactions as an advisor, bridge equity coordinator, and capital stack architect. Most notably, S2 managed the sponsorship equity required to acquire fractured condo units in the Veer Towers at CityCenter Las Vegas — structuring a deal with Ladder Capital resulting in a capital stack exceeding $100M. S2 also connects high-net-worth equity with exclusive LP and JV opportunities in the South Florida market.

Founder / Chief Executive Officer

With 38 years of success as an entrepreneurial businessman in Latin America and the United States, Claudio Stivelman has built a portfolio anchored by landmark South Florida developments. His work includes Artech, a $210-million architectural landmark designed by Carlos Ott, and Uptown Marina Lofts, the city's first waterfront loft community with marina. Prior to S2, Stivelman founded Planinvest Inc. and co-developed Ocean Point Resort — Miami's first county-approved condo hotel. He is an active member of the Brazilian-American Chamber of Commerce of Florida and serves on the board of the Shul of Bal Harbor.

Founder / President

A Cum Laude graduate of Florida International University College of Law, Marc Schmulian has coordinated and managed a $2 Billion business portfolio since joining S2 in 2004. He supervised the completion of both Uptown Marina Lofts ($103M) and Artech ($210M), and in 2010 conceptualized an Income Property Fund with over $1 Billion of purchasing power. Schmulian holds a JD from FIU and a BBA from Florida Atlantic University with a focus in finance and entrepreneurship, and serves as the company's lead legal liaison and deal structuring advisor.
